Overview
An officer on site around the clock is the strongest coverage, but it's also the most expensive. For many properties, a patrol officer who shows up several times a night, at unpredictable times, delivers most of the deterrent for a fraction of the cost.
Our patrol officers drive the property (vehicle patrol), then get out and check it on foot (foot patrol): parking areas, gates, doors, amenities, dumpsters, stored materials, whatever your patrol plan covers. Visits are spread across the night so nobody watching the property can predict when the next one is coming.
Every visit is logged with the time and what the officer found. If something is wrong, like an open door, a vehicle break-in or someone sleeping in a stairwell, the officer handles it, calls police if needed, and it goes in your report.
What We Cover
Each stop follows a checklist built for your property.
The officer drives the lot and perimeter, checking parked vehicles, fence lines, lighting and dark corners.
Out of the vehicle and on foot: doors and gates, stairwells, breezeways, pools, laundry rooms and amenity areas.
Opening or securing gates, amenities and buildings on schedule so your staff doesn't have to come back at night.
When an alarm goes off at a patrol client's property, an officer can check the site and report what they find.
Empty buildings, vacant units and properties between tenants checked for break-ins, squatters, leaks and damage.
Each visit logged with the time, what was checked and notes on anything that needs your attention.
Our Process
Break-ins, trespassing, loitering, parking or vandalism. The problem decides the patrol plan.
Number of visits, time windows, check points and what the officer does at each stop.
Stops are spread across your coverage window so no one can learn the pattern.
You get visit logs and incident reports. If problems move to a new time or area, the patrols move too.
FAQ
It depends on the size of the property and the problem you're solving. Smaller sites with occasional trespassing often start with a few visits a night. Larger apartment communities or lots with active theft may need more visits, or a mix of patrol and a stationary officer. We'll recommend a starting point and adjust based on what the reports show.
Usually, yes. You pay for visits instead of every hour of the night, so patrol is often the most cost-effective choice for properties that need a deterrent but not a constant presence.
Vehicle patrol is done from a marked vehicle and covers large lots and perimeters quickly. Foot patrol is on foot, for doors, stairwells and areas you can't see from a car. Our patrol visits use both.
Yes. Officers can document vehicles that break your posted parking rules and pass them to your towing company according to your instructions. Towing decisions stay with you and your towing company under Texas law.
